Occupying a 466 square metre site with a 12.19 metre frontage and a depth of 38.30 metres, the property is further enhanced by an unusually generous rear right of way, a rare attribute in this part of Elwood. With a western frontage oriented toward Elwood Village and the foreshore, the design response considered opportunities for increased height early in the process to capture glimpses of these valued outlooks. The duplex brief, combined with a northern side boundary, introduced the challenge of preserving both spatial generosity and equitable access to natural light for the adjoining property.

A detailed analysis of the site led to a three level configuration for each dwelling, complemented by rooftop terraces that provide private outdoor spaces and elevated views across the surrounding treescape.

The inclusion of double garages played a key role in shaping the planning approach. One residence is accessed directly from the street, while the other utilises the rear right of way. This arrangement enabled the first townhouse to incorporate a centrally positioned, north facing courtyard that draws natural light deep into the interior. It also allowed the primary suite to be located at the rear above the garage, creating a more secluded retreat separate from the main living areas and secondary bedrooms.

The second townhouse adopts a more conventional layout, with garage access from the street and a private courtyard to the rear. This strategy supports a unified street presence, allowing the development to read as a single, cohesive dwelling.

A restrained and textural material palette anchors the project within its leafy coastal context. Articulated brickwork, softly curved openings, louvred elements and integrated planting combine to produce a refined architectural outcome that reflects both coastal character and a sense of enduring quality.
